The steps below describe the general path. Every custom home and major renovation has its own permitting, design and construction requirements, so the exact sequence is adapted to the project.

    We begin with the type of project, design status, property, desired timing and investment expectations. You receive a candid assessment of whether the scope is a strong fit.

    Site & scope review

    Existing conditions or the building site are reviewed to identify major logistical questions and clarify which professionals still need to join the team.

    Design coordination

    Sova Builders works with your architect or designer. If you need one, we can provide introductions to trusted professionals; the final selection remains yours.

    Preconstruction

    The team organizes scope, trade input, schedule assumptions, long-lead selections, allowances, site logistics and the information needed for a clear construction agreement.

    Cost-plus construction

    Sova Builders generally works on a cost-plus basis. The contract defines the builder fee, documentation, allowances and payment process before construction starts.

    Communication & decisions

    Your builder remains directly accessible, raises issues early and explains practical choices so homeowner and design-team decisions keep pace with the work.

    Quality review

    Quality is checked throughout construction. Field coordination, trade follow-through and detail reviews help prevent a long list of avoidable issues at the end.

    Walkthrough & closeout

    The team completes final reviews, documents remaining items and turns over the home with a clear understanding of systems, care and next steps.

Before the work begins

What does cost-plus mean?

Under a cost-plus agreement, the owner pays defined project costs plus an agreed builder fee. The contract should specify what is included, how costs are documented, how allowances are handled and when payments are due.

Will we work directly with the builder?

Yes. Direct builder involvement is central to the Sova Builders approach. You have an accessible, accountable point of contact throughout the work.

Do we need completed plans before calling?

No. An early conversation can be useful. Sova Builders can review where you are, work with your existing design team or connect you with architects and designers to consider.

How are changes handled?

Changes should be documented before the related work proceeds whenever possible. The construction agreement will establish the exact change process and cost treatment.

How long will the project take?

Timing depends on design status, permitting, project scope, site conditions, selections and trade availability. A project-specific schedule is developed during preconstruction.
